TAD the Tarrant County Appraisal District
TAD, the Tarrant County Appraisal District carries out the property tax appraisals of each of its jurisdictions. Each year homeowners begin watching their mailboxes awaiting the arrival of their current year’s property tax appraisal. Upon arrival of those envelopes in the mail, homeowners are eager to see what their property value is. Almost always, questions follow.
Such as why the value of their property raised. What factors were involved in creating the increase or decrease? Let’s look at various methods used to appraise property in Tarrant County.

To begin with, there are three approaches taken into consideration: market, cost and income.
- Market Approach = what is the market value of your property? If it were on the market as of January 1st, what would interested buyers be willing to pay for it? Are you on a lot in a well sought-after neighborhood in the city? What is the size of this lot? What is the size of the home on this property? Is the home newer construction? What did other properties of similar size in this sought-after neighborhood sell for? These comparisons are taken into consideration, if there are such. In the case in which there are none, estimates are taken for the present-day cost to build on the lot then depreciated according to the current age. Which leads us to…
- Cost Approach = this is the aforementioned approach used when no comparisons are available for comparing. What will it cost today to construct the improvements this property has? The home? The wrap around deck? The detached garage with its upstairs apartment? The inground pool in the backyard? If these improvements were done decades ago, the cost is depreciated, and the appropriate deductions are made.
- Income Approach = this is used for property consisting of multi-family dwellings such as an apartment complex. Or for travel lodging like a hotel. Consideration is made as to what an interested investor would pay and the income potential.
